KBRA Downgrades One Rating to D (sf) for JPMBB 2014-C18 Following Realization of Principal Losses
28 Oct 2026 | New York
KBRA downgrades the rating of the class F certificates to D (sf) from C (sf) for JPMBB 2014-C18, a $151.0 million conduit CMBS transaction, following realized losses taken against its outstanding principal balance resulting from the resolution of the One Thorn Run Center asset ($10.3 million trust balance at securitization) as reflected in the September 2026 remittance report.
The One Thorn Run Center loan was collateralized by a 102,041 sf suburban office building located 15 miles northwest of the Pittsburgh CBD in Coraopolis, Pennsylvania. The property became REO in November 2023 and was 53.0% occupied as of August 2025. The property was liquidated in September 2026, with gross sale proceeds totaling $2.2 million and fees, advances, and expenses of $1.9 million, resulting in about $88,600 available for distribution and a realized loss of $8.1 million (98.9% loss severity on the outstanding loan balance). The loss was above KBRA's expectations of $4.0 million (49.2% estimated loss severity), as reflected in the prior surveillance analysis. Realized losses were allocated to the Class NR certificates, which were reduced to zero, and the Class F certificates, which were reduced to $10.2 million (85.1% of the original certificate balance).
KBRA's other outstanding ratings for the transaction are unchanged at this time.
Rating Sensitivities
Future rating actions will be dependent upon the ongoing assessment of the timing and likelihood of ultimate payment of principal and accrued interest on the rated certificates. The assessment will consider the expected and actual losses on the remaining assets in the transaction, as well as the magnitude and extent of interest shortfalls, if any, on the certificates.
